Price it right and they'll buy
ONE Warwick real estate agency has reported record sales in May – the best in their two years of business.
LJ Hooker principal Rob Finlay said the team had completed more contracts last month than any other they’ve known.
“I think people are just realising that the money they’re asking for places needs to be a lot more reasonable,” he said.
“I’m not saying the market’s coming back, it’s more people are starting to become a lot more reasonable on what they expect.
“The buyers are out there and they’re looking around, and they’re very well educated.”
At a time where homes rarely sell under the hammer, Mr Finlay said the LJ Hooker team had sold three out of four scheduled auctions.
“I think auctions are a process and the sellers have got to come along with the process and see bid forms and what people are willing to offer for their property,” he said.
“They’re a lot of work for the agent because the expectation is to sell. If you give the clients feedback so they’re fully informed at the auction though, then they can expect what’s going to happen.
“It only takes one person to buy at an auction – as long as you’ve got a client willing to accept it, you’ll get a result.”
Mr Finlay said a large number of sales had been to out-of-town clients.
“One reason they seem to be coming to Warwick is the lifestyle and community, but also they can reduce their mortgages,” he said.
“They might see a house in Brisbane for $600,000 and buy a house here for $400,000 of similar quality. It reduces the mortgage and stress.”
Meanwhile agent Justin Wynn said buyer interest in Queensland Premier Anna Bligh’s childhood home was growing.
“We’ve had about 380 hits on the website in one week for it, which is phenomenal. We usually see about 80-90 hits,” he said.
